Roofing Project

Roofing Notes for Homeowners

  

  • A building group text will be initiated by a member of the board when your building is scheduled for roof replacement.
  • Roof replacement start time is around 7:00am. The work usually takes 2 weeks to complete.
  • Please have your vehicles out of your garage if you need them for the day as the roofers will at times be blocking your garage door and patio. 
  • Understand that your fascia and plastic panels are not a part of the roof replacement and it is possible that they may get damaged due to age, deterioration of the panels and possibly how they were installed. This along with any deteriorating solar tube lens is your responsibility. The roofer will charge a fee ($600 per lens) if they need to be replaced in order for them to be included in the roof warranty.
  • Additionally, the roof is sheeted with 3/8” plywood. It’s possible that the 1/2”nails (which are the smallest roofing nail that can be used) may penetrate the patio area. It is the responsibility of the homeowner to have this repainted to blend in if it is a problem for you. 
  • Please be aware of any nails that may drop in the roadway to protect your vehicle tires.

Ready, Set, Roof!

  • 14% of the special assessment has been received (as of 5/29/25).
  • Update 6/3/25: The Board met to review quotes. Additional information was requested from contractors. Update pending. 
  • A roof inspection will most likely be done in June/July 2025 to prioritize buildings. 
  • A map has been created to identify buildings, it is not a sequence of the roof replacement.
  • Update 6/15/25: Waiting on City of Oceanside permits, contract review/acceptance and insurance documentation. 
  • Update 6/20/25: The roof on Building 28 is scheduled. The property owners have been notified. 
  • Update 7/8/25: Estimated start date 7/10/25 on building 28.
  • Update 7/10/25: Roof replacement started on building 28. 
  • Update 7/11/25: Permit for building 25 obtained.
  • Update 7/16/25: Building 28 completed. City of Oceanside Final Inspection passed. Building 25 work estimated to begin within 2 weeks.
  • Update 7/31/25: Work began on building 25 7/30/25. Information should be available on the next building the week of 8/4/25.
  • Update 8/10/25: Building 25 complete. Changing roof company due to price increase.
  • Update 8/28/25: Building 2 scheduled to begin 9/2/25.
  • Update 9/3/25: Building 2 delayed until 9/8/25.
  • Update 9/14/25: Building 2 delayed, possible start date September 24 or 25.
  • Update 10/27/25: Building 2 completed, building 1 started.
  • Update 11/10/25: Building 1 completed, building 21 projected start date 12/1/25. 
  • Update 12/29/25: Building 21 completed.
  • Update 1/20/26: Building 23 scheduled to begin 1/28/26.
  • Update 2/4/26: Building 23 in process, building 30 is next.
  • Update 2/27/26: Building 23 completed. Building 30 scheduled to begin 3/2/26.
  • Update 3/2/26: Building 30 started.
  • Update 3/17/26: Building 30 completed. Building 10 scheduled to begin 3/23/26.
  • Update 4/13/26: Building 10 completed. Building 9 scheduled to begin 4/14/26.

    When a roof is being replaced, expect noise, dust, debris, and potential minor inconveniences.  Clear the area around your house, including moving vehicles, furniture, and other items that could be damaged by falling debris. Protect belongings, and be aware of the timeline, which can vary from a few days to a week. The roofers will remove the old roof, inspect and prepare the decking, install new roofing materials, and clean up afterward. 


    Be prepared for loud noises from the tear-off process and dust that may enter the house. Closing the windows will help keep dust out of your home.


    It's unlikely roofers will need access to your attic. You will know about this in advance in order to grant access if it becomes necessary.  


    Garage access could be limited if a large bin is placed near your garage. You might want to park out of the garage while the work is being done.
